Room In Shared House Available Now. Females Only

Hello!

I'm looking for a female to share our house with from now. I have a Large furnished double room. The price includes all bills except council tax.
Also, any length of time, long or short term is fine by me. (Deposit and first months rent to be paid at least the day before you move in.)
Please note that the current residents are two healthcare workers, a child and a cat.
We live in a large semi detached chalet bungalow in a quiet street at the very bottom of woodingdean (which is a quiet village on the outskirts of Brighton) with my well behaved and laid back eight year old daughter and one other friendly female housemate. We have a large garden with horses at the back gate and panoramic sunset views of the South Downs. I'm currently trying to rebuild a shed but It's beyond me quite frankly, but I'm still giving it a go. The beach is about a mile and a half away and the South Downs is quite literally on our doorstep. There's lots of free parking and frequent buses going straight to town and back. (Bus stop 20 second walk away)
Bit about me: I love a fire and so have bonfires in my garden and have a log burner in my living room. It's ace. I like to watch Bake off and comedy shows. I'm friendly and social, love a chat and a gossip over a beer in front of my fire.
I'm looking for quiet, tidy, independent but friendly folk who currently work or are students. No DSS sorry.

I don't mind smokers if you smoke in the garden, (not heavy smokers) but NOT in the house.
UPDATE: I’m trying to sell my house which may take around 4-5 months but at the very initial stages of this.
