Room with a View, Quiet and Central

Looking for a friendly lodger to share with long term. Ideally someone who works / studies full time on site (so not WFH, more than one day).

I only answer messages from people who tell me a it about themselves rather than just asking me if the room is available or for a viewing.

The flat is a spacious two bed, wooden floorboards and high ceilings, period features, just me living there and a very (over) friendly cat, who will be very glad of another human to give her a fuss.

The room is a small double room with a nice view of a garden (though doesn't come with flat), small double bed, chest of drawers, desk, two chairs and bedside cabinet, small wardrobe and a hanging rail. The room is approx 4.27 x 2.10m (14 x 7 ft).

About the shared spaces: Wifi, washer / dryer and dishwasher, shared kitchen, bathroom and living room. I work from home apart from one day a week at the moment and mostly in the living room as that is also where my studio and a lot of my music equipment but is a shared space when I'm not working in there. I can work in the evenings in my bedroom though I mostly work 9-5.

The kitchen has a multifunction cooker, washer / dryer, fridge freezer and lots of gadgets such as a smoothie maker, juicer, slow cooker, spiraliser, and steamer, for anyone who likes to cook, but no microwave.

About me: I like to get out to the countryside, go to a gym, do yoga and go sea swimming (of course! it's Brighton!), watching films and stand-up, don't smoke and drink alcohol occasionally. Don't mind what you eat, drink or smoke, but flat is smoke free. I like getting to know the person I share with and up for chats, maybe watching the occasional film together etc.
