This room overlooks the garden and comfortably fits a double bed (supplied) and can accommodate a desk work space. It has shelves, a small fireplace (not working) and a chest of drawers. Furniture arrangement can be discussed to suit.

There is a large powerful shower downstairs and separate toilet on both floors. The spacious living room has a dining table and armchairs with a working log fire. The tasteful kitchen also has a table plus ample fridge and shelf space.

Situated within a friendly quiet house, with a live in landlord, currently a mature doctoral student (often studying away). This necessitates student lodgers only until July to comply with council tax reduction.

It is two minutes walk to Waitrose, five minutes from two beautiful parks, and ten minutes walk from the main train station and town centre. Conveniently on all bus routes to/from Brighton and beyond.

Considerations: there is one other very quiet and friendly student lodger, in an additional room, until the end of Feb. This is a dry house (no alcohol or drugs to be consumed on site). It would suit a student who is self reliant, personable and tidy.
