Large bedroom/ bed sitting room / Studio

A large room ( approx 18 x 12 ft ) available in a flat located close to Eastbourne town centre and beach. Access to local shops, restaurants, takeaway, doctors is within a few hundred yards. There is ample free parking close to the flat.

The rental cost is £395 per month. Monthly electricity bill will be shared 50/50. No charge for council tax, water or broadband )

The train station is within 10 mins walking distance and local buses run along the main road on regular basis.

The flat is on the top/ 1st floor of a converted Edwardian house. The room available is currently unused and was previously used as a very large sitting / dining room.

It is my intention to rent the room furnished as a studio room/ bed sitting room including all furniture. However I am prepared to remove most of the furniture if required. I have a bed to be moved into the room for the lodger once moved in. The current leather sofa is also a sofa bed.

The lodger would have shared use of the kitchen & bathroom. All kitchen utensils, crockery, cooker, microwave, washing machine are available for use.

The lodger would need to provide their own bed linen & towels etc.

The lodger would be sharing the flat with the owner who is a professional working person.

The flat has broadband already installed which is included.
