Bright double room for rent

The bedroom is situated on the ground floor with a toilet with sink next door. There is area with table and chairs which get the morning sun for smokers or simply relaxing. The kitchen and bathroom are shared and the room has a fridge, TV and Amazon firestick as well as a table for eating and/or study. There is ample room for clothes to be stored. A kettle is also provided. A heated clothes rail is provided.
We have a large dog who is contained in the living room and 2 cats so liking animals is a must. My son works in hospitality and is home late some nights but will be as quiet and respectful as possible.
A month’s probation period to decide whether this property is suitable for you and us. No rules apart from respectful behaviour and good communication.
There is free street parking and the 5B goes straight to Hove, and Brighton. The bus stop is a few minutes walk. Portslade train station is a 15 minute walk with links to London.
We are close to the Downs with lovely views and good walks.
The room is for the lodger only
Council tax is band E and bills are included in the price.
Friends are welcome but no overnight guests.
Lodger must work/study outside of home.
