Friendly spacious apartment

Hi,

I am looking to rent one of my two spare bedrooms. Well sized double with separate room / snug. Previous lodger ran a massage from that room.
Non smoking house hold. Live in landlord who is very self contained with good social life and holidays one week in six.
Open to discuss arrangements and keep things simple. Own fridge shared kitchen and laundry facilities.
Small court yard garden and off street parking. Chilled friendly place looking for similar.
My reasoning for the female preference is due to positive past experiences
