A credit check will be required you also need an income of at least 30 times the monthly rental value so £625 x 30 = £18,750 per year.

You will need photographic identification such as valid passport or driving licence.

The studio flat is for single occupancy only. The property is no smoking and no pets.

If you view the property and all parties are happy to proceed to the next stage a holding deposit will be required which is equivalent to one weeks rent. Reference checks can usually be obtained in a few days but allow two weeks.

If no holding deposit is paid then the property will still be shown to other people so it may go to another person.

If you are in receipt of benefits we are able to consider your application, however the same requirements exist and you will need to have an income of £18,750 plus not have any CC’s or bad credit or missed payments in past 6 years.

Sometimes it is possible for us to consider a guarantor in certain circumstances, the guarantor needs to be a home owner and been earning 35 times the rental value, so in this example £21,875 per year and have no missed payments in past 6 years and no CC’s in past 6 years.

Offering to pay 6 months or more is possible but you still need to pass the credit checks and additional affordability check.
