Double Room in Clive Vale: Working Female

I am looking for a tidy full time working female lodger to share my very friendly home with myself and my female lodger. (Nurse)
The room is in a detached house in a quiet road. It is a 10 minute drive to the Conquest Hospital and a 20 minute walk to the Old Town. It is very convenient for local shops, doctors, pharmacy, launderette and post office and is near to bus routes. There is free on road parking.
The double bedroom is on the ground floor at the front of the house. It has a double bed, a wash basin in the room, wardrobe, chest of drawers, bedside cabinet, storage unit, full length mirror, large TV and black-out curtains. Bed linen is provided if wanted. There is a large shared kitchen/diner, an utility room with a washing machine and another utility area with a drawer available in a shared freezer and two fridges; one for each lodger. On the ground floor, there is a shower room with a separate toilet which is used by both lodgers.
The house has central heating and unlimited fibre internet. There is use of the garden and patio area. I have short term students (usually 3 or 4 nights) whose bedrooms are upstairs. They use the bathroom upstairs. My lodgers must be child friendly as I have two grandchildren who sometimes stay with me.
Sorry, but I don't take couples or anyone who works from home.
Smoking is only allowed outside please and I would require a work and previous landlord/character reference and a deposit of £400.
