A bright, cosy room with its own private ensuite shower is available in our welcoming basement flat from end of January 2026. The room comfortably fits a double bed and comes with a wardrobe, making it practical and easy to settle into.

Important: This is a joint tenancy takeover. The new tenant will be replacing the current tenant on the existing tenancy agreement and will be jointly liable for the full rent and tenancy, not just the room.

You’ll be sharing the flat with me, a second-year student at Brighton University who works full-time on weekends, plus my small friendly dog and two curious, outdoor-loving cats. I’ve lived here for over two years and love both the flat and the area.

- Professionals will need to add council tax

💰 Deposit & Referencing
- Individual deposit share: £894
- Landlord prefers a guarantor if possible (someone who can cover rent if needed)
- Both tenant and guarantor will need referencing (ID check, proof of income/affordability, etc.)
- Rent must be paid by standing order (screenshot proof required at the start)
