The second room is a single room - great as an office but not suitable for an adult to live in - I am therefore looking to rent to a single individual or a couple.

My place is a 10-minute walk away from the sea, and from Hove station in the other direction - making it the perfect base for exploring and enjoying everything Brighton and Hove has to offer. An added bonus is the bus stop at the front door.
I love living here not just due to the proximity to the sea, but also the local pubs, cafes and restaurants, which are focused around Church Road (that backs onto my road). Whether you want coffee, brunch or a glass of wine, you are never short of options.
The flat is beautiful but old, so does have some eccentricities. Conversely, it has a real homely feel and I've put a lot of thought into making the most of the space. I am ideally looking for a sensible, considerate adult to live here while I am away, who will not disturb the friendly neighbours.
The lounge and bedroom are the best rooms, getting the sun in the evening and morning respectively. I also love the office (second bedroom technically), and spend a lot of time in here. The kitchen is small but functional, and the bathroom fairly standard.
