This bedroom being offered is a converted living room, so the biggest room in the flat, and its south facing so gets the afternoon sunshine and sunset, probably also the warmest room.
My current flatmate is moving out so this will be completely unfurnished for you to style it as you wish.

The room is available for a non-smoking, professional woman who ideally works outside the home.

I am a working professional in the mental health and therapeutic field, i spend a lot of time outside the house for work, and also other activities as i also enjoy going to the gym, singing and dancing. Me and the current housemate found each other on spareroom as we shared common values such as preferring the use of non-toxic household items (im asthmatic so laundry detergents, fabric conditioners and air-sprays that are chemical based are difficult for me), and keeping a tidy, clean space, respecting one another etc.

In the spring and summer, the garden is the best- it gets a lot of sunshine and you're welcome to borrow my deck chair to sunbathe or hang out in the garden,
We spent a lot of time to get the garden nice and added lots of beautiful flowers.

The location is fantastic, we are close to brighton station, hove station, and buses 7, 3x and 47 which get you anywhere- the 3x especially is very fast. There are local pubs and supermarkets nearby. It is also a quiet neighbourhood and the neighbours are very nice- which also means we aren't a party house- although having friends over is welcomed, as long as we keep the noise down after 10pm.

We are the top/first floor, there is only one neighbor underneath us.

The shower, boiler and washing machine are fairly new, and the landlord and agency are very good, and respond straight away. carpets are new too. we also just got put in new radiators.

Most of the furniture in the living room belongs to the current flatmate, so it will just be the keyboard left (welcome to use this too). As its a small room, a smaller sofa and dining table can be bought between us, second hand if we want to keep it economic.

I love this flat and hope to find someone who will enjoy it too, and who shares similar values so that we get along and both feel comfortable.
I eat meat, and my current flatmate is vegan but this was fine. I have no issues with anyone's diet. The key thing is respect.

Council tax band is B, we pay £177/month
gas and electric is currently £70/month but will go down in April once it gets warmer.

these bills are for 2 people, so in total, we each pay about £160/month in bills, and in April, i think this will go down a little.
