Double bedroom in 2 bed flat; Hove

Hi, I'm moving out of a lovely 2 bedroom (2nd floor) flat in Hove and helping my housemate Sarah find someone new to move in as soon as possible, from Saturday 7th February.

The Flat:
Double bedroom available; small in size but can fit a double/king size bed with bedside table and there's a large built-in wardrobe. Also lots of additional storage space in the rest of the flat.

There's a nice bathroom and separate toilet. The lounge is spacious, with a balcony. There is parking available outside the building (parking permit/ free visitor's permit) and a garage for storage.

Rent is £350 per month + bills (£120 per month). The flat has WiFi and is fully furnished except for the bedroom.

Location:
The flat is 5 minutes walk from the Tesco Superstore; 5 minutes walk from the seafront; 5 minutes walk to a bus stop; 15 mins walk from Hove train station.

Existing housemate:
Sarah is German, early 30s, working 9-5, Mon-Fri. She's sociable and also likes her own space. Very level headed, open minded and easy going. She has an active social life and does lots of sports. She likes music, food and drink and travelling.

Things that are OK: Having friends/partners over (within reason); keeping the flat tidy.

Things that are not OK: Smoking; pets; DSS; no short term rent please
