Characterful 4 story maisonette, wrapped around the landlords antique shop. The room to let is underneath the antiques shop (only open 1day a week) so very quiet and self-contained.

The room itself is downstairs at the back of the house, with its own en suite tiled bathroom. There is storage under the stairs and a window to allow in natural light. There is also a feature window display, which comes with the property. I was a bit perturbed at first, but have now grown fond of the mannikin in the window and call him Wallace (I will include further pictures). The room can be furnished (with bed and wardrobes) or unfurnished. Tasteful grey walls and plush grey carpet. There is some paint damage to the area around the window and in one part of the ceiling. I call this derelict chic. The landlord is aware and plans to rectify this, however the room is not damp or damaged in any way (always a legitimate concern with basement rooms).

Head upstairs to find the communal areas and a shared bathroom and WC. There is an open plan kitchen with everything needed to hand (fridge freezer and washing machine and pots and pans and cutlery) and a dining/seating area which leads on to a comfy lounge area. The other flat mates bedrooms are on the floor above at the top of the house.

The other flat mates are hard working professionals (working at Amex and as a surgeon at the royal Sussex) and easy going and super lovely. This is a very welcoming chilled out house.

The area is fabulous. 15mins walk to town, 20/25mins to the station, a stones throw to the seafront. Kemptown itself is well resourced with supermarkets, coffee shops, bakeries, excellent pubs and the best flea market. It has charming bookstores and lots of friendly local businesses to cater for your every need.

I can be flexible with moving dates - would be great if the right person could move in quite swiftly but this may be negotiable. Bills on top of rent include the council tax and internet which comes to £56 a month. Gas and electric are metered. With lovely housemates and a kind, responsive and decent landlord it feels important to get the right person.
