Our lovely lodger is moving back north so I’m looking to find a friendly and relaxed young professional female or mature student (no couples sorry) for one very large furnished double room in our laid back house. The room has a bay window, a kingsize bed, chest of drawers, desk and chair and double wardrobe. Available from end April 2026. A female professional or mature student aged between 22-35 would be ideal!
The house is an Edwardian semi-detached property in Kemptown, shared with myself, my daughter (24) and two female lodgers. You would be sharing a modern, fully equipped kitchen, bathroom, shower room and laundry facilities.
There is a nice bathroom and separate shower room on the middle floor, a patio, a garden, and always parking available out front (voucher/permit). Water bills & council tax are included as is fast wi-fi.
**Due to the energy price escalations I operate a fair use policy for gas and electricity with a £20 per month levy: if the heating is on a lot during winter I'd have to raise this accordingly for example, but I will cap this at £50 unless things get really bad! When/if energy prices increase further I may need to adjust this to match what it actually costs. This also helps everyone to be mindful of energy usage.
Kemptown is a great 'suburb' of Brighton, 15-20 minutes walk from the centre of town and with good transport to all parts of the city, but it also has its own charming Kemptown village, with lots of nice cafes, vintage stores and pubs. The Hanover area with all its award winning cosy pubs is 10 minutes walk, and of course the sea and beach is just at the bottom of the road.
The house is very close to buses 21 and 18, which is good for the station, town, shopping centre, lanes and Hove; Also buses run along the bottom to all parts of the city (7, 12, 1, 2).
NB: A tidy, independent, female vegetarian cat lover is preferable (!) .. although it’s not a dealbreaker, and there is a roof terrace for smokers :)
