I’m a 36-year-old LGBTQ live-in landlord seeking a professional female lodger to share my spacious, furnished two-bedroom flat located in the vibrant Kemptown area on Chesham Road. The flat is just a 5-minute walk from the Royal Sussex Hospital and a 2-minute walk to the beachfront.

**About the Location:**

This property is located near Sussex Square and well connected to bus routes and a short walk from shops such as Kemp-town Co-op and Lidl. This neighborhood is filled with great spots to enjoy, including:

**About Me:**

I’m a professional who enjoys good conversations in the evening but also respects privacy. I have a small pug named Teddy, who is incredibly gentle. Please note that you must like dogs, and no other pets are allowed due to Teddy being wary of them.

**What I’m Looking For:**

I am seeking a female lodger who works full-time and appreciates a clean and tidy home. We should both keep the shared areas clean.

**Room Details:**

- Size: Large double room (6.3m x 2.1m)
- Furnished with: Double bed, mattress, chest of drawers, bedside table, small wardrobe, Smart TV and lamps.
- Shared access to: Kitchen, bathroom, and patio areas.

**Additional Information:**

I am currently seeking work due to redundancy. However I do/did use the living room as my workspace during the day, so I ask that the lodger keeps noise to a minimum. The living room is not included as part of the living space.

**Rent Details:**

- All bills included (including broadband and council tax)
- Minimum one month's notice required from both parties if needed
- Looking for a commitment of at least 3 months, transitioning to a rolling monthly basis afterward

The flat is available ASAP but ideally someone will be able to move in from the start of January 2025.
