Looking for Replacement Tenant - Spacious Room in Shared Property
Looking for a replacement tenant who is willing to go through the process with the letting agency and myself so I may be released from the tenancy agreement, and you would become the actual tenant of this room. Must be a student and have the right to rent in the UK. You will need to prove these two things to the letting agency "Coapt" in Brighton. Additionally, you may need a guarantor, rental reference, etc., to provide them to the letting agency (They can help you out find a Guarantor if you need one, like "Housing Hand"). If you are in the Brighton area and are willing to travel to this property you may contact me and I can let you view the property (all the common areas I have access to) and my room.
I will handle the fees related to this release practise (my current tenancy agreement says this process costs about 50£). However, you may be asked to provide a deposit and the first month of rent in advance before moving in.
The room I reside in is a spacious room in a shared student accommodation with 10 total tenants. One room is still vacant at the time of writing. Most other tenants keep to themselves and the house hold is very quiet during the evening.
Pictures show the current state of the room and common area + kitchen. 2 bathrooms with showers and one WC in a small room.
I found the room itself to be quite big, as the days pass I will add other things to do and I will try to update the pictures. Basically, my current plans are to get a chair so the huge desk becomes usable. Additionally, you would also inherit any other item I plan to purchase in the meantime what was not provided by the landlord that I find useful for my room. You can keep all of that as I move out. There was only a vacuum cleaner and a kettle in the kitchen, as shown in the pictures. There was plenty of space for all the tenants in the kitchen and the common area where the fridges were stored. The bed is king-size.
I've left the available date as the 1st of November as that's the date I wish to move out of. The letting agency may hand you a tenancy agreement with a slightly different move-in date. The move out date is probably going to be August 2025.
In short, if you wish you can have all the kitchenware I have bought so far, an ironing board and an iron, a foldable drying rack and basically also other small things such as hangers in the wardrobe (as I found those are never provided in students properties). Basically, I would hand you a few hundred pounds worth of house items and kitchenware if you wish to keep them which I think is very nice because moving in in a new place is always an expensive experience in itself because all of these items are missing.
Rent is ~722 $ a month bills are excluded in a separate package currently set up with fused bills.
The address is 13, St. Georges Terrace, BRIGHTON, BN2 1JH. The property is in Kemptown and this road is very quiet even during the day. A short 3-minute walk to the bus stop where line 23 runs which will take you to the universities. If you are unable to visit the property in person contact me to arrange a video live call. Or I can send a video detailing all the rooms in the house including mine.
My tenancy agreement ends in August 2025 so expect the letting agency to provide you with the same end term. However, you can start renting as soon as this process is sorted out.
