Ground-floor bedroom & reception room as one unit available for rent in a lovely Georgian house in Kemptown. 20 Minutes walk to the Pavilion and 5 minutes to the beach and also approx. 7 minutes to the RSCH on Eastern Road.
All our energy comes from renewables with recent sheep's wool insulation installed in the loft :) The house is friendly, mutually respectful and calm. It's also mainly vegetarian.
You'll be sharing with two other lodgers, one who lives in the master bedroom en suite. He's a beach volleyball coach. The other works locally and both are very tidy.
The bedroom is on the ground floor of the house in what was the rear south facing reception room with folding full-length folding doors opening up to the front reception room. The bedroom has a wardrobe, chair and ottoman double bed and shelving unit. the front reception room has a large sofa, coffee table, wicker style low slung chair, a desk and swivel chair for your use.
You’re also more than welcome to use the dining area in the lower ground floor.. You’ll share a large bathroom/shower/toilet on the first floor and there’s a shower and separate toilet in the lower ground floor. All areas are kept clean by the housemates.
Kitchen/cooking agreements: wash, dry and put away what you use and clean the kitchen when you use it, so that it's welcoming to your housemates.
For clothes washing, there’s a washing machine and tumble dryer. In wet weather you’ll need to use the dryer during the Economy 7 hours overnight so that this cheaper electricity rate is accessed.
The house water, gas and electricity costs are divided between the housemates., while I cover the council tax.
