The basement has high ceilings and large windows throughout and covers over 500sqft. It is cool in the summer and warm with underfloor heating when it’s cold.
It was recently refurbished and decorated. The living room includes a new kitchen. The large bedroom has an ensuite shower room. There’s plenty of storage. The basement has a cosy, yet elegant vibe.
It is separated from the main house by a long curtain at the bottom of the basement stairs.
£1,245 per calendar month includes all bills - that's council tax, electricity, gas for underfloor heating and hot water, wifi, water, and cleaning every other week by my trusted, lovely cleaner. (However the lodger will need their own contents insurance).
As well as being 250m from the railway station (trains to Brighton take 10-15mins and to Falmer less), the basement is situated just a few minutes walk to Lewes High Street (and its buses to Brighton, via the universities, and Tunbridge Wells and other destinations). It's also a short walk to the Cliffe area of Lewes with its further shops (many independent, like others in Lewes), pubs and supermarkets.
The large bedroom has an ensuite WC/shower room. The spacious south facing living room has a sofa, table and new kitchen including fridge, large capacity air fryer, ceramic hob, toaster, microwave and kettle, also cutlery, pans, utensils and knives. Some crockery.
Plenty of shelves and storage including a Welsh dresser. The basement has its own washer dryer and underfloor heating. There is a parking permit available if the lodger would like to activate and pay for that (although the proximity of railway and bus links to the basement means a car isn't a necessity). Sorry, no room for a bike.
Lewes is a beautiful, vibrant and historic town with pubs, restaurants, live music venues, a three-screen community cinema (100m from the house), walks from the front door up the stunning South Downs. There are frequent and direct trains to the universities (Falmer), Brighton (10-15mins on the train), London and Gatwick Airport.

I'm welcoming and respectful of my lodger's living space and privacy. It’s their space, as the rest of the house is mine. We are separated by a curtain at the bottom of the basement stairs.
I like meeting new people and am a former journalist turned writer (I work at home ghostwriting an autobiography). I enjoy friends and family visiting and playing cricket and getting out to see friends and to experience new, interesting things.
I'm looking for someone - preferably a professional female - who appreciates mutual respect, friendliness and privacy too.. I'm afraid no nightshift workers.
