Well-kept bedsit with own bathroom

This is a well-kept ground floor bedsit with an en suite bathroom, in my home. It is a large room - bigger than it looks in the pictures as I did not use a wide angle shot to get everything in. The house is a 'town house' style and my main living space is upstairs. The entrance hall is shared with me but otherwise it is quite private.
It's clean with neutral decor. There is a single bed, study desk, small wardrobe, etc. There is a kitchenette with basic cooking facilities (Belling oven and microwave) and a fridge for the tenant's sole use.
Bills and broadband are included in the rent.
I am looking for a responsible good-natured tenant over 25, who is working or studying.
There is one cat in the house.
It is generally a quiet area of town. There is free street parking and buses to Brighton nearby. Lewes railway station is about 20mins walk away. There are shops within walking distance.
