Double Room

I'm looking for easy going, friendly, tidy lodger to share our family home.
I am a single parent to a 13 year old boy and a daft border collie. We are out and about over the weekends but have the occasional lazy day festering in our pyjamas. I'm quite partial to a glass of wine or two on a Friday night, Radio 2 and crime drama....I'm not as sad as I sound honest!.
We are not a party household but are sociable and have no problem with friends coming around within reason but obviously do not want random hook ups being brought back.
There is a conservatory/dining room, decent sized garden, and free on street parking.
We are very close to the South Coast Road wth plenty of buses to both Eastbourne and Brighton roughly every 10 minutes and also night buses. The bus stop is less than 5 minutes away. The train station is in the next town and you can get the bus there or its a pretty easy cycle ride there with a bit of a hill coming back.
There is netflix and amazon prime in the lounge and wifi included but not phone. There is a washing machine and tumble dryer (only use for bedding and towels due to cost) as well as a garden to dry clothes in.
DEFINITELY No smokers (I don't care if you say you'll go outside as from 3 previous experiences, you don't!), drug addicts, alcoholics, criminals or anyone waiting to go to court for serious offences, or psychopaths for that matter (previous bad experience!!). No sexist, racists, homophobic people either. I would expect you to clean up after yourself, not blare your music at full volume and generally be considerate but it’s not a super quiet household either.
