Double bedroom in lovely quiet house

I have a small but lovely double room available in my house, it is light with a large window over looking the garden. It currently has in it a wardrobe, chest of drawers, desk, chair, bedside table and bed. It is available either furnished or unfurnished, whatever suits. I am happy to shuffle and juggle furniture as you wish. The house is clean, creatively decorated and has a garden you can make use of. It has all the usual amenities such as wifi, dishwasher, freesat, etc and is in a quiet community area. There is a shared, well equipped kitchen, sitting room, dining room with piano, downstairs toilet and upstairs bathroom with shower and bath. There is also a converted light and large loft space.
There is also storage space for a bike. If you smoke, I also that you smoke in the garden, smoking is not allowed inside the house.

We are close to Boundary Road and therefore lots of shops, along with buses into the centre of Brighton and Portslade train station is about a 6 minute walk. Bus links are the 49 and 6 that both go into town, the 1 and 1A that go through town up to Whitehawk and the hospital and the 25 to the university at peak times. There is also the 700 along the seafront and the 2 from Shoreham to Woodingdean within walking distance. It is also a short walk from the sea.
I am 57 years old and a vegetarian, I practise yoga and meditation and enjoy watching films, cooking suppers for friends over a glass of wine. I love to travel.
I am self employed and run my own creative business.

I have a large but very gentle and well behaved labrdoodle who is hypoallergenic. We also have a very shy Bengal cat.
