Single Room in Family House

I have a bright and airy single room to let in my family home which is occupied by myself ( 50ish) lady and my daughter who is 21. We both work full time so the house is usually only occupied in the evenings.
we have a dog called Rosie who is 16 years old and does not go I to the room that will be rented.
The house is modern and clean and close to the local bus service No1 route into the Brighton town centre and also Portslade train station.
I am looking for a professional or student preferably Monday - Friday but will consider full time rental but the rent will be slightly more for this.
There is accessible to the use of a washing machine and tumble dryer and all cooking facilities but is a shared bathroom with a seperate toilet.
Free on road parking is also available.
