Description

We're an older married couple, looking for a longer-term easy-going working man to share a comfortable semi. Work? We don't mind if you aren't what is classified as a 'professional'. Sorry, although we do like well-behaved children, we cannot accommodate dads who would want child/ren sleepovers.

THE ROOM
Your large furnished bed-sitting room looks onto the back garden and is a suntrap in the afternoons and evenings. The patio doors slide open so you can step straight onto the decking and back garden with a raised fishpond with a waterfall. The bed-sitting room has a comfortable 3-foot day bed with quality mattress, and brand-new bedding (if needed). The patio doors have curtains, white vertical blinds and net curtains. There is ample storage in the steel-framed fabric covered wardrobe with hanging rail and shelves. There is an open shelving unit/bookcase, and an Ikea beech veneer unit with four drawers, a CD drawer, (no CD's? simply use it for 'stuff', and a top space the right size for 12" vinyl. Two comfortable chairs, a small round coffee table and computer-type chair are in the room. There is a TV stand with small TV and your own Virgin 360 Digibox so you can record your own programmes, Movies, and if you are into F1 - that's covered with Sky F1 HD. 

KITCHEN
There is a shared, fully equipped Kitchen, with your own exclusive new air frier, plus shared induction hob, oven/grill, microwave, kettle and sink/drainer. We can provide all you need in the way of cutlery, crockery, kitchen utensils, pots and pans. You have your own cupboards, tea towels and food prep-area. It's a gallery kitchen so we work at one end and your space is at the other. You have your own shelves and door space in the fridge, plus your own drawer in the freezer. 

DOWNSTAIRS LOO
Off the kitchen is a 'lean-to' which leads to the downstairs loo with hand basin. The lean-to has three doors, one to/from the kitchen, one to/from the driveway and one to/from the back garden onto the decking.

BATHROOM
Upstairs there is the bathroom with shower over the bath, storage space on the tiered wall rack in the shower and two shelves in the large wall cupboard. You have your own towel rails and hooks, and we have bath towels and hand towels in a distinct colour to ours if needed.

THE GARDEN
The west-facing garden is quite lovely now that summer is on the way and the decking gets the sun in the afternoon and evening, before the sun hides behind the trees. The end of the garden is raised above the pedestrian pathway which leads to allotments. It you wanted to get a barbeque that's fine if it is situated down the garden where the smoke won't blow into the neighbours open windows.

GROW-YOUR-OWN
If you are 'into' grow-your-own, we have a greenhouse to start seedlings off and behind that is an area, we don't use so if you are prepared to make a 'raised bed' you would be free to have this as your own personal growing space. We use the greenhouse for our own seedlings and for our own plum tomatoes, sweet mini-plum tomatoes, and cucumbers. We also have fruit trees (Apple, Plum, and Pear), which we bought two years ago. They are in containers and have settled in and are now starting to bear fruit.

LOCKABLE GARAGE FOR BIKE/MOTORCYCLE STORAGE
We do have a small lockable garage, not actually big enough for even a Smart Fortwo. We use it for general storage and for the pushbike. There would be room for your own pushbike and/or motorcycle too if needed.

PARKING
No Permits are needed to park. There is no off-road parking because we share a drive. There is parking within 50 metres maximum from the house, depending upon neighbour visitors etc.

THE RENT INCLUDING A BREAKDOWN OF COSTS
You should be able to see from the final image the breakdown of the costs including the rent itself, with gas, electricity, Broadband, TV, water rates, TV licence, and the cost of laundry. The price you see if all-in with nothing more to pay, apart from your food.  The breakdown is also included at the bottom of our ad.

PUBLIC TRANSPORT
We are two minutes' walk from the #2 and #46 'Appleshaw Way' Bus stop on the Old Shoreham Road with regular buses. A five-minute walk away is the 'Southern Cross' bus stop for the #1 and #1A bus routes. All of these buses take you into Hove, Brighton and beyond.

RAIL
Buses will take you to Portslade, Hove or Brighton train stations, or you can walk/cycle to the nearest Train Station of Fishersgate. This is ideal because you can get to it using a path without going on busy roads. This is a ten-minute walk or a three-minute cycle.

DRIVING
We are a couple of minutes drive from the A27 via the 'Shoreham' junction which connects to the A23/M23

CAT LOVER
You must be a cat-lover. We have a very vocal Bengal Queen (in all senses of the word). The RSPCA rescued her from a 'Kitten Factory' half the weight she should have been, riddled with water-born parasites. Because of this she is on life-long medication, and although she is fully vaccinated, we must keep a close eye on her outside because of her weakened immune system. Due to this we cannot accommodate other pets, apart from those kept in cages/tanks, such as small mammals, birds, fish, snakes, and other reptiles, etc.

ABOUT US
Kevin ... originally qualified from Pershore Horticultural College, before moving into Engineering, and then ran his own motorcycle sales, service and MOT business before taking early retirement. Interests include gardening, a hint of video editing along with 3D resin printing.

Fee. First Class Honours Biological Sciences degree followed by PhD research. I then changed completely to go into graphic art and writing. I have published scientific papers during my PhD, but now focus on non-fiction books. I have published two books and am researching two more.

We both do unpaid work for a CIC (Community Interest Company) based in SW London. Part of this work is 'hands on' and part is done at home working on the associated website.

SMOKING
We do occasionally smoke. If you do smoke please do so outside, which is quite easy as the patio doors in your bedsitting room open into the back garden.

SEXUALITY
We have no preference whether you are straight, gay, bi, non-binary or other designation.
