Lovely studio apartment in conservation area

This studio apartment overlooks a tree-lined avenue and park in a Brighton conservation area. The studio is entirely self-contained, with a shared access via hallway and stairs, and comprises a kitchenette, shower room, and a living area with desk, dining table, armchair, and wall bed. The room is on the first floor at the front of a late Victorian house, and is attractively decorated, with a light and airy feel.

The accommodation is for single occupancy, and would be ideally suited to a mature professional who values quiet and aesthetically pleasing surroundings. Two references would be asked for (one personal, one financial), and a simple agreement form signed. The rental fees, which are indicated above, include all facilities (gas, electricity, water, council tax, internet, etc).

As the landlord, I am a retired academic, with interests in literature, music, gardening, and photography; and this will be the seventh year I've rented out the apartment. My last lodger was with me for three years. I look forward to meeting a new tenant soon.
