Studio flat annex that is self contained and detached from the main house. Fully insulated and modern, double glazed, economy electric heaters. Full size oven and hob, modern shower room with extractor. Suitable for a single occupant only, male or female. The advantage of living here is the quiet, so it might suit a night shift worker who needs to sleep during the day.
I’m friendly but private so you will find me approachable but not intrusive and I work and travel.
I can provide a fridge/freezer or a small fridge if you prefer plus there is a washing machine and integrated oven and hob. Any other furnishings are up to you.

Pros
Council tax is split between me and you, so you pay less than living alone. (Band D).The house has an EPC band D. Same with the electricity, you have a separate metre but we split the standing charge, so 50% cheaper than paying for your own supply. Gas is bottled, so pay for what you use and no standing charge.
There is unrestricted on road parking so you can always find a space near the flat
The main house, where I live is very very quiet, so would suit someone who wants a quiet life

Bus stop into Brighton at the end of the road
Village with all necessary shops, pubs and cafes 12 minute walk. There’s a great bakery, a butchers, greengrocers, a small tescos, lots of cafes and bars.
