Huge room with sea view and garden access

We're two friends in their 40s who co-own a flat and we're looking for a lodger to take the biggest room. It has big bay windows overlooking the garden, with an amazing view of the sea and Beachy Head/Eastbourne. Gets gorgeous sunsets in the winter. Comes fully furnished, although we can remove some of the furniture on request. Has an open fireplace with wood burner as well as central heating.

We both work from home, so we're looking for someone who works full time outside the flat. We both live pretty quiet lives and we're looking for someone who wants home to be a restful place and socialises mainly outside the home. We don't have alcohol in communal areas.

You'll be sharing the communal areas (bathroom and kitchen) with Alex, a handyman, whose living space is the two smaller rooms, and Ash, an academic and neurodiversity coach, who lives in the cabin at the bottom of the garden.

We have an elderly cat and a rescue dog, who are very friendly, so you must be an animal-lover. They're likely to want to be your friend and spend time in your room, but that's optional!

You'll have access to most of the huge garden apart from the bottom end, which is just for Ash's use.

The room is £550 per calendar month. Bills, which include wi-fi, council tax (Band B) and TV licence, come to around £200 a month. We'll start with a six-month contract with the aim of extending if all parties feel like it's working.

The bathroom comes with bath and overhead shower. Kitchen is fully equipped. We'll all be chipping in for a weekly cleaner for the communal areas. We are not a vegetarian household but prefer people who don’t eat a lot of meat. If you are strictly veggie or vegan we are happy to work round that so you don’t have to store your food alongside meat etc. We are careful to avoid catching viruses as one of us is chronically ill, so we have air filters in communal spaces and would ask you to let us know if you have any cold/flu symptoms and test for covid so we can take precautions.
