Brighton is easy to get to with 2 busses passing just outside the house. But, in a quiet area with walks on the Downs and the seaside in Rottingdean nearby.

Unfortunately, there is NO bus to FALMER or LEWES. so a car or bike would be essential to get to Sussex Uni.

Both rooms are furnished. and contemporary.

The KITCHENETTE in the living room is small, but fine for someone happy with light cooking.

But It would NOT suit a, serious cook. It has a combined microwave/oven, an induction hob, a fridge and enough storage.

The ground floor of the house is separately, occupied but you would have use of the washing machine in the laundry room which is shared.
