Fancy a calm escape from busy days in Brighton? Furnished double room available in clean, secure 4 bedroom house on a friendly road in Woodingdean, £775pm for one person. All bills including digital TV, fibreoptic broadband, utilities, council tax, periodic cleaner and major gardening are covered. The 4m x 4m spacious sea view room has built-in quadruple wardrobe, dressing table, desk, chair, painted oak bed, eaves storage and further loft storage if needed.

You would be sharing the house with me – an orthopaedic registar and Olu who stays in the week for work (a family man with his twin boys up in Buckinghamshire). Our current sharer has landed a work transfer to Australia, just in time for winter sun.

If you like BBQs or lazing with the flowers in the sunshine, the house has a beautiful 50 metre garden with sun terraces, pond, exercise bars, firepit and hot tub, there's a conservatory (good for wet days and washing), two bathrooms (one with rainfall shower), and a good music system in the living room to relax in. If you cycle - there's a garage for your bike, and unlimited free street parking. There's also a dishwasher, two fridges, chest freezer and Italian coffee makers for the morning perk. Country pubs of Lewes and seaside Rottingdean are a short ride away in the evenings, and there is a swimming pool and gym one swoop down the hill. The Downs abound with woodland trails if you like to run. Bus routes to the Steine, station and Churchill Square are just around the corner, as is a well-stocked Co-op corner store.

There's also a study: I only tend to use it in the early mornings / evenings unless I'm on a zero day, so could be helpful if you're working from home.

The paperwork: you'd need to provide 1 month's deposit with a month's rent in advance, to sign a contract, and to provide a reference from your previous landlord and employer. If you're friendly, tidy, willing to contribute for consumables, and have a hint of creativity, you'd be more than welcome here – probably easiest to email me through the SpareRoom system so I don't miss your call.
