A bright and spacious double room is available on the second floor of a newly built, well-maintained 6-bedroom house. The room is offered for single occupancy only at £800 PCM (all bills included). A shower and WC are located on the same floor.

Tenant Requirements
• UK citizens must provide employer and landlord references
• Overseas applicants must provide proof of right to stay (e. g. BRP and ID)
• Deposit may be negotiable (half or full month) depending on references and status
I am seeking a clean, reliable, respectful, and trustworthy working professional with good character and a stable job, who will adhere to the terms outlined in the tenancy agreement and treat the property as their home.

• Owned by a couple from Bengal (part-time live-in landlords; occasionally stay in a ground floor room)
• Communal areas are maintained fortnightly, but tenants are expected to clean up after themselves
• A full lodger agreement will be provided prior to signing, following successful referencing
