My two flatmates have moved abroad and I'm looking for two people to share the flat with me. I work full time and I'm after housemates rather than just people paying rent — ideally working professionals, 23+ who want a quiet, well-kept place to come home to.

Room 1 — £765/month all-in
Single room, single bed and wardrobe included. Enough space for a desk setup if you work from home.
Room 2 — £795/month all-in
Larger single room, double bed, wardrobe and generous space for a desk setup if you work from home.

Both prices include everything — gas, electricity, water and broadband. No extra bills, no surprises. Simple lodger agreement from day one, 2 months notice on both sides.

The flat
Fully equipped kitchen — oven, washing machine, fridge. Bathroom with heated towel rail and bath/shower. Common areas are kept clean and tidy. House rules are simple: no dishes left in the sink, keep it quiet after 11pm on weekdays, respect shared spaces. Nothing unreasonable.

The area
Buckhurst Hill is one of those corners of London that feels like a village but isn't far from anything.

- Central line 10 minutes on foot — direct into the City and West End, runs 24 hours on weekends
- 45 minutes to St Paul's — solid commute for anyone working in the City
- Roding Valley park nearby — lake, open fields, good for a run or switching off
- Waitrose, post office and The Monkhams pub all within walking distance
