Single furnished room in a shared house

It’s a single room available in a quiet area of Greenstead near the University (30 min walk) and a big Tesco (15 min walk). There is also a coop and one-stop - both 10 min away.
Landlord is looking for a neat and friendly person, preferably a student.
More about the house: it has a nice garden and a space outside to park a car. The bus stop to town is across the street not even 1 min walk.

The house does not need a guarantor, however, the landlord expects new tenants to pay a 1000 pounds deposit (which will be paid back at the end of the agreement) instead of having a guarantor. If you do have a guarantor then you do not have to pay 1000 but use a guarantor instead.

Bills are not included and are to be managed by tenants. All bills will be divided by four as that is the number of tenants. Electricity and Gas are paid monthly, usually between 30-60 pounds per person, depending on the month. Water is paid once every three months and it's around 30-40 pounds a person. Wifi price depends on a contract you will sign but current tenants have an agreement with virgin media and pay 6,25 pounds per person monthly.
