Small room available in CO4 3 area immediately

There is a very affordable house for share between 4 people in CO4 3T. There are currently 2 people living there. The rent is £420 and £410 per student(person) respectivelly. If you're not a student there is council tax to pay(Band B - around £1600 per annum split between non-students only - students do not pay council tax!). Wifi is optional (discuss this with the rest of the housemates when you move in). There is a garden and parking. 1 year contract starting 1 July 2025 to 30 June 2026. Preferred students and recent graduates only! No short-term lets so please don't ask for these! Once the contract is signed, you can only leave mid-contract upon finding a replacement for yourself, otherwise your deposit will not be returned.
If you've been out of university for more than 5 years you're not going to be considered a recent graduate!
