Double room bills included

I have a double room for rent with a small en suite that has a sink and a toilet. The bills are included in the price and we have shared living spaces such as the kitchen. I don’t mind if people wish to use the living room and garden as long as they are respectful to other house mates, neighbours and are tidy. We both work but have good levels of noise control. I don’t mind what you do as long as you are quiet and respectful/tidy. We have a friendly house hold but also respect each others private space. I may need to inspect the room from time to time but will do so when convenient. House mates are smokers but we do not smoke in the house but we do smoke in the garden. There is also a parking permit available for the area with this room but it needs be bought separately from the council. We are also 10 minutes walk from the town station, 15 from North station and buses in the town centre are a short walk away. Aldi is 10 a minute walk along with Sainsbury’s in town. Lots of good access to shops, bars and restaurants.
