Comfy warm double room for a single person

Large, recently decorated double room with a deep comfy mattress, desk and wardrobe. Modern kitchen-diner with many handy utilities and lots of cooking equipment which you're welcome to use. There's one other room which will sometimes be used by a language student, who you would share the bathroom/shower with. At other times you'll be the only person using that bathroom as the landlady has her own bathroom.

Quiet house in a cul-de-sac with a friendly live-in retired landlady, called Norma who is sociable and happy to chat or watch films together sometimes. She's used to having language students and is open to many other nationalities, age-groups and cultures/religions. There's a large shared living room and a garden. It's important to her that you feel relaxed and at home.

Although it has a double bed, it's for a single female. If you have a partner/boyfriend they are welcome to stay over for a max of 2 nights out of 7. I'm sorry, no pets and no smokers/vapers please.

There's parking space outside and it's quiet because there's no traffic. There's a bus stop 5 minutes away and it's the University side of Colchester, in a quiet part of Greenstead Estate, Bills are included, also WiFi and Netflix. It is Council tax band B.
