Double room available to rent in central location

Hello, I am a language teacher looking to rent my spare double bedroom. My daughter sadly recently moved out for university and plans on staying in that city long term, which is why I decided to rent it out.

The bedroom is quite spacious and already furnished with a wardrobe, a bedside table, a chest of drawers, a desk with many drawers and a double bed. There are several shelves in the room for any storage or decoration. There is also a lovely garden equipped with a patio, a pergola, lounge chairs and a table to lounge at on sunny days. Smoking is allowed in this garden only, not inside, however vaping is. Other than that, central heating, fully equipped kitchen (kettle, washing machine, hob, sink, oven, etc.), fully equipped bathroom with bath tub, and WiFi available.

The location is ideal as it is in the centre of Colchester, 3-4 minutes walk to the town centre and a Tesco express right down the road. There’s bus stops all around and both Colchester train stations are walking distance.
This makes it ideal if you are a commuter like me or will be attending Essex university. It’s a very quiet residential area but close enough to the centre that you can step into the bustle of the city if you wish.

Even though I am a live in landlord, I am not at home very often as I commute to work in London 3 days a week- I get back late and travel a lot. This means you will have the property to yourself quite often.
