Single room for a woman (no pets/children/smoking)

For a single, woman lodger, who does not smoke/vape and who does not have any pets or children. A single, recently decorated room with a new mattress, desk, wardrobe and new carpet. Modern kitchen-diner with many handy utilities and lots of cooking equipment which you're welcome to use. There's one other room which have a professional working woman, who you would share the bathroom/shower with. The landlady has her own bathroom.

Quiet house in a cul-de-sac with a friendly live-in retired landlady, called Norma who is sociable and happy to chat or watch films together sometimes. She's used to having language students and is open to many other nationalities, age-groups and cultures/religions. There's a large shared living room and a garden. It's important to her that you feel relaxed and at home.

It is a small room for a single female, and not suitable for couples or a boyfriend to stay over. I'm sorry, no pets and no smokers/vapers please.

There's parking space outside and it's quiet because there's no traffic. There's a bus stop 5 minutes away and it's the University side of Colchester, in a quiet part of Greenstead Estate, Bills are included, also WiFi and Netflix. It is Council tax band B.
