Double room in Epping w/garage & cat

I've got a spare double room in a detached 2 bed house I'm renting in Epping. 10 mins walk to the station, parking on the street, garage on the property with plenty of room for storage. It's a nice space.
We'll share the kitchen, living room and bathroom on the ground floor. The 2 bedrooms are upstairs.

The spare room has built in storage, a dressing table/mini desk and plenty of room for a double + sized bed and bedside tables.

Downstairs there's room for a desk or a dining table.. we could talk about it if you're interested in moving in.

It's £1700 rent for the 2 of us plus bills including council tax (band C I think), gas/electricity, water (every 6 months or something) and Internet come to about £190 each. The plan is to split the cost down the middle.. it's around £1100/month

I'm a paramedic working in central so sometimes late shifts, some weekends I'm at work. Otherwise I like to keep active, mainly climbing or road cycling.

Ideally a house mate would be sociable and kind, but I'm not necessarily looking for a bff. . Just a cool person who likes my cat and respects themselves and the space.

I'm sober, my party days are long behind me, but I respect people's right to enjoy themselves and the place they live. I'm cool if you've got a partner and want them to stay every now and again.. but probs wouldn't like to 3rd wheel in my house all the time.
