Largish informal house in it's own grounds within the original environs of Prested Hall (now a Hotel/private Sports Club) Up to 2 lodgers share a separate basic kitchenette off the main kitchen, a lounge, a bathroom with shower & toilet & a shower room + toilet . I am a 'live in' landlady with my own rooms but I share the front door , hall & access to upstairs & our paths will cross. This accommodation is a hybrid between 'lodgings' & house share. You will have more freedom & space than traditional lodgings. You will not have to concern yourself with issues such as buying communally used products eg washing up lqd, washing liquid, loo roll so the "who bought it last" problem should not arise and I prefer to protect my septic tank from excessive chemical input by choosing non bio products. This is really a house for the more mature in outlook. It is probably not suitable for the 'young & lively' who will find it too quiet & possibly not social enough. Suit employed easy going people who are comfortable in their own company. Lodgers tend to do their own thing rather than being part of each others lives. However it can be quite a sociable household if the desire is mutual. Although I am always here , I am very pre-occupied with keeping on top of the garden as well as working full time from home so I am not in a position to provide or be part of the social life of my lodgers. If you would enjoy a quiet life away from the hustle & bustle, surrounded by nature & wildlife, then this place might suit you. Access to A12 is however very convenient!
As landlady , I am generally easy going but I do encourage a minimum level of consideration shown towards other occupants who share the space - it all helps to maintain harmony if lodgers leave areas as they would wish to find them. My default outlook is apparently now in fashion as I abhor unnecessary waste - & that extends to wasting water, electricity as well as food. I do expect community recycling rules & regs to be respected. I am not impressed by making a problem somebody else's rather than taking responsible decisions for your own rubbish & behaviour. This property is not on main drains ( a septic tank instead) therefore the usual restrictions regarding what can be flushed down toilets & sinks is equally important. I try to clean all the communal lodger areas roughly once a week but that does not include cleaning up after everybody. I happily undertake to get everybody's clothes washed & dried - hanging not tumbling - to make the most efficient use of the washing machine. Ample off street parking. Transport a necessity if walking not your thing. 30min walk to station serving London /Colchester. 10 min walk to buses ( 71) serving Colchester & Chelmsford, 2 per hour. 20 min walk to bus 91 to Tiptree.
Smokers are not welcome. 'Working from home' on a regular basis is not encouraged. I do not require lodgers to sign up for a specific period of time and 'notice' need only be as much as you can give. Therefore this kind of accommodation might suit workers who are temporarily in this area for an unknown period (but weeks rather than days) - it would be cheaper than Hotels or B&B. I can provide towels & bed linen if required.
Over 30 people have lived here over the last 16 years - two or three have stayed for approx. 4 years. It is a house / home with pros & cons - it all depends on what your priorities are. I can give you more information should we correspond through this site.
