Room to let in quiet Frinton house close to sea

I am a self-employed professional with four children, three of whom have now grown up and flown the nest (but visit occasionally). My youngest daughter (17) lives with her mother but visits frequently on weekends and in school holidays. My 3-bed detached cottage is reasonably spacious and easily big enough for 2/3/4 people. The room to let is a single bedroom at the rear of the house adjacent to the downstairs cloakroom. It has fitted wardrobes. Family bathroom upstairs. The property has a nice garden which wraps around three sides of the house and is great in the summer. The neighbourhood is exceptionally quiet (which does not suit everyone) and is a short walk from Frinton sea front. It is a 6 minute walk from Frinton railway station and 5 minutes from all the shops on Connaught Avenue, Frinton. I generally work 3-4 days a week in London and am often away on business and at weekends. I am a Christian (a member of Frinton Free Church) and would prefer to share with a like minded female but that is not a deal-breaker. There is plenty of on street parking nearby. Gas and electricity bills are shared but everything else is included. Broadband is not currently installed as I use my phone for the internet.
