We are renting out a Small Double room within a beautiful and newly furnished home on a quiet road in Harold Hill/Harold Wood.

About the ROOM:

Newly painted and new carpet and all new furniture. Fully furnished with a Small 4ft Double Ottoman style bed with additional storage and underbed storage boxes x 2.
2x Large Double Wardrobes with hangers, shoe storage, Large Single Mirrored Wardrobe and a Large 5x Drawer Chest.

There is a new Smart TV with ROKU mounted on the wall with remote control and there are ample electric points.
The room is very quiet and guarantees a good night’s sleep.
Provided are 2 pillows and 3x spare sets of clean bedding for your use.

There is ample storage for a single occupant however if you have more items to store, unfortunately, we cannot accommodate this.

About the HOUSE:

The house has been recently renovated to a high spec with new carpet. Good central heating throughout and it comes equipped with a state-of-the-art Wren kitchen with NEFF appliances. You will always have access to the kitchen, along with the use of appliances including dishwasher, oven, microwave and toaster, pots, pans, cutlery, crockery, and utensils.

You will also have access to your own private large free-standing Beko fridge and a drawer in our main freezer.

The living room / dining room and kitchen is open plan. Comfortable sofas, TV and an electric fire. There is also a large dining room table and 6 chairs, both of which you are welcome to use.

The bathroom is located on the same floor as your room and comes with a large bath and an Aqualisa Shower with good water pressure, toilet, and sink and your own cabinet.
This is shared by one other occupant and can be accessed any time.

You are welcome to use the driveway if you have a car and the road is also permit-free for stress-free parking. You are welcome to use the garden area with seating.

Please note: The Summerhouse in the garden is not for use.

We keep our house clean and tidy and would ask you to leave things how you find it, to help by cleaning as you go.
We have a cleaner who comes round monthly to carry out a deep clean.

About the CURRENT TENANTS:

We are a working couple, very friendly and quiet, looking for a considerate and tidy professional.

We do have a small hypoallergenic Cavapoo puppy called Molly, who is very well trained and quiet.

She has access to all areas of the house apart from your room and the bathroom.

We are not expecting you to be a dog lover or look after the dog in any way but please be aware she is a big part of our family. She is hypoallergenic, clean and she does not smell.
We are happy to answer any questions you may have about this and introduce you on the day of our viewing for you to make your own informed decision as we understand this won't suit everyone.

About the LOCAL AREA:

We are a 15-minute walk to Harold Wood station which is on the new Elizabeth Line – 25 minutes journey overground to Liverpool Street. Fast and reliable new trainline.

There is a bus stop located 3 minute walk from the house (the 496 bus takes you straight to the station) and there is another bus stop directly outside the Co Op by the station.

There is a parade of new shops next to the station including Co-Op, Nisa Local, Post Office, Estate Agents, Café’s, Hairdressers and Pub.

From the house, there are convenience stores located 3 minutes away including Post Office, Off License, Dry Cleaners, Hairdressers, Chemist, Café, Chinese/Indian Takeaway, Fish & Chip shop and a Turkish Restaurant so you’ll always be within walking distance of amenities.

The local GP surgery is 5 minutes away.

The A12 is 3 minutes by car and 5 minutes away from Junction 28 to the M25.

We are situated in between the main towns of Romford and Brentwood.

There is a local big supermarket – Tesco – 7minute drive or 20 minutes’ walk – other shops inc B&Q, Next etc

From the house is a 3-minute walk to local bus stop to get the 496 bus to Romford Town Centre and Queens Hospital – Journey is approx. 20 minutes on the bus.

The house is 3 minutes by car to the A12 and 5 minutes away by car from Junction 28 to the M25.

There are lots of large parks, golf clubs and outdoor spaces within walking distance. Nearby areas:

Romford 1.67 miles away
Hornchurch 2.22 miles away
Brentwood 3.08 miles away

About YOU:

Ideally, we are looking for a professional non-smoking male who is looking for a modern, comfortable home in a good location. You will be a clean and tidy person with consideration for the shared spaces within the house.

We are looking for someone who doesn't work from home and is not looking to bring guests back to the house.

If you have a bicycle there is a place to store this privately and safely down the side of the house. We also have security cameras to ensure the house is looked after, however the area is generally very safe and quiet.

You will be able to produce two references to show you are in full time employment and a character reference.

You will be able to pay the £900 deposit to secure the room and then pay the room rate on time each month by Standing Order.

About the VIEWINGS:

We expect that based on the condition of the house and the location, that this room will be in high demand. We are looking to conduct short video calls over Face Time or Zoom/Teams to just get introduced initially. We’ll then invite the successful applicants to the house for a viewing at a time that suits you.

We are hoping to have secured somebody ready to move in on 1st May 2024 but we can be flexible on this date depending on the right person.

As we are both busy now, our daughter will be managing the advert responses and setting up the calls however it will be us that conducts the viewing with you.
