Description

THE PROPERTY:
• I am looking for a roommate to lodge with me in my 2-bedroom semi-detached property in Latchingdon, Essex.
• The property has two bathrooms, a downstairs WC, and an open-plan living/dining/kitchen arrangement. All appliances are integrated, including a washing machine, dishwasher, fridge freezer and oven/hob. A microwave, toaster and kettle are already provided.
• The property has a generously sized garden with outside seating, a driveway and garage, and no parking restrictions.
• The property is located ~8 minutes drive away from Maldon, ~10 minutes from South Woodham Ferrers, ~25 minutes from Chelmsford, ~25 minutes from Basildon and ~25 minutes from Southend-on-Sea.
• There is a bus stop 1 minute walk away from the property with public transport into Chelmsford, Maldon, Burnham-on-Crouch, Southminster and Althorne.
• The bedroom available is a spacious double bedroom, furnished with a tv-bed (tv provided, but it is not the best), desk, chair and bedside table. The bathroom pictured will be available for sole-use as there is a different bathroom in the property to be used by the landlady (myself).
• There is space within the bedroom for a work-from-home set-up.
• Located within 1 minute walk of the property, there are two shops (one open 24 hours), a fuel station, a Gregg’s, chinese takeaway, and pub. The property would be ideal for someone who drives.
• Please be aware the property is in a rural location with lots of nature, farmer's fields back onto the property.
• Strictly no smoking within the property, but you can smoke outside.
• The property is a council tax band B.
• All bills (council tax, water, electric, gas, wifi, etc) are included in the £775pcm.

THE LANDLADY/CO-LODGER
• I am looking for a like-minded working professional to move in with me, I am a veterinary nurse, so someone with similar interests would be ideal.
• I am quite relaxed with having people over, all I ask is that if something is damaged, it is repaired or replaced.
• I do not have house parties, but sometimes I will have groups of people over at a time.
• I keep the house clean and tidy, with minimal clutter, so I ask that the lodger does the same.
• I own a cat in the property, so no other dogs/cats/rabbits will be permitted as she simply won’t tolerate them. Other pets can be considered.
