Double Bedroom, with parking, garden & animal love

I live a 2 minute drive away from Heybridge Basin, 3 minute drive from Bentalls Shopping Parade, 5 minute drive away from Maldon town centre, 12 minute drive from Hatfield Peverel Station or a 14 minute drive away from Witham station. There is also a bus route that goes right by where I live.

I have a fur-family of small dogs and cats. I am a very clean and tidy person and like everything in its place. The person moving in would need to love animals, and also want to keep a clean and tidy home.

I'd be open to socialising when wanted, but always happy when you want your own space, as I work long hours (6 days a week). I like a quiet and relaxing home (2x puppies in working progress), and looking for someone that wants the same calm space.
What is included in the room:
-Fully furnished, brand new furniture including: double bed, under bed storage, orthopaedic mattress, tall boy cabinet, wardrobe, chest of drawers, large shelving space, large fixed wall mirror and decorative accessories (ornaments can be removed if not wanted).
-42" Samsung Smart TV on wall bracket, a day shutter blind and blackout roller blind for bedtime.
-All bedding, blanket and towels (brand new, though naturally you can have your own instead if preferred)
-Amazon Firestick (but you will need to log into your own account), Netflix and Disney+

Home Facilities:
-Unlimited Fibre Broadband
-Shared kitchen, dining room, utility room (with washing machine, tumble dryer and clothes airing space), downstairs toilet, garden with outside furniture; living room/lounge and shared bathroom (with shower and bath).
-All cleaning products provided and located in kitchen (Inc. toilet rolls).
-All kitchen utensils and equipment provided, inc. a large amount of individual cupboard space, american fridge/freezer, dishwasher, double ovens etc.
-Cupboard understairs for shoe storage and coats available.
-Some loft space available if required.
-Off street parking (usually directly outside of house)
-Home security system.
-Secure garage space if you have a bicycle, for instance. Inc. all gardening tools, if you enjoy gardening... would never say no to a helping hand! The garage also has a large sink and worktop space for cleaning off muddy things if you like forest walks / after sports training etc.

Additional notes for common questions asked:
-Please kindly note that I cannot accept smokers (inside or outside) vaping (inside) due to my asthma and allergies.
-The room is for single occupancy, rather than a couple.
-The security deposit (equivalent to 1 months rent), and 1 week or 1 month rent is required upfront, followed by weekly or monthly rent paid by standing order on a rolling basis (with a lodging agreement). Advising either weekly or monthly as I am open to the lodgers preference on this.
-The room is fully furnished, as seen in the pictures.
-I am preferrably looking for a female, like-minded lodger to fit in well with the home and fur-children, as this is their safe place, as well as mine, and I also want it to be yours! :)
-Male lodgers are also considered, it's purely a preference, and if the rescue dogs accept you due to their past traumas.
-If you are a hybrid or fully remote worker, the room would be an extra £15pw/£60pm due to extra utility bill usage.
-All utility bills, inc. council tax band, TV licence etc. are included.
-I cannot have visitors over, this is due to the safety and wellbeing of my fur-children (can explain more if wanted). If you want fur-children to visit your room I'm sure they will happily oblige, as they are all very friendly with an abundance of cuddles and love to give! :)
-I like to meet people via WhatsApp video to get to know each other, give a virtual tour and go from there.
