Comfortable Double room in a quiet area

I work for the emergency services responding to 999 calls and I work shifts. This includes early starts, late shifts, half nights and full night shifts.🚨 👮🏼‍♀️ 🔥 🚑 I am looking for a housemate that would respect me working shifts. If I come home late, I am normally quiet and go straight to bed.

I have two house cats, they are both male cats, they are called Olaf and Thor, so you must like cats. 🐈‍⬛ They are both friendly, one is shy.

The room has a large built in wardrobe, a bedside table, a desk with stool and a double bed with storage. There are also two shelves put up in the room.
Room includes a lamp, three plug sockets, wall mirror, decor and extra drawers inside wardrobe.

👩‍🍳 Kitchen equipment provided
(cutlery/ mugs/ plates / cooking equipment).
There is a kettle, oven, microwave, slow cooker, sandwich toaster, toaster and dishwasher. You will have your own fridge/Freezer space and cupboard space.
I’m also looking at buying an Air fryer.

WASHING -
- Washing machine / tumble dryer
- heated clothes horse to dry clothes. There is also a washing line in the garden to hang clothes out in warmer weather.

🧼 The bathroom
Has a bath with build in shower. You will have your own drawer space in the bathroom.

📺 Smart TV in the living room with Netflix / Amazon prime.

🏡There is loft space for storage / suitcases ect.

🚙 🅿️ Parking is available right outside the address.


WHO IM LOOKING FOR
- I am Looking for a person who is respectful, also social at times and quiet late at night.

🥳 No parties / party animals. The neighbourhood / street is very quiet.

👩🏼‍💼Preferably a professional

Ideal for a working professional (M-F) who has a main home elsewhere on weekends, someone with an active lifestyle and hobbies.

This place is not suitable for someone who works from home as sometimes I will need quiet hours during the day after working a night shift.

Also looking for someone with good hygiene who leaves communal areas clean.

House rules

🚭 No Smokers
Smoking, vaping, or the use of illegal drugs is strictly prohibited inside the property.

🔐 Security: Ensure all doors and windows are securely locked when leaving the address.

🍳 Appliance Safety: Turn off all kitchen appliances (stovetop, oven, coffee maker, etc.) immediately after use.

🤫 Quiet Hours: Observed daily between 22:00 (10 PM) and 08:00 (8 AM) to ensure a peaceful rest for all occupants. This includes no cooking / or using the wash machine after 22:00.

🐱 Pet Care: For the safety of the cat, please ensure the cats are never let outside and never let in the stairs. There is a secure gate at the top of the stairs.

🧼 Cleanliness: Guests are responsible for cleaning up immediately after using shared spaces like the kitchen and bathroom.

🧍‍♂️🧍🏼‍♀️Guests :- Guests must be approved by me before. My property is not suitable for frequent social gatherings or overnight visitors. This is because I work shifts and require quiet home environment. I also have a nervous cat who gets nervous with strangers when I’m not around.

🏥- 8 minutes drive from Colchester general hospital . There is a bus stop 2 minutes away from my address that goes to the hospital.

THINGS TO DO IN COLCHESTER

There is two cinema’s in town, good restaurants, pubs/club, escape rooms, bowling and axe 🪓 throwing.

🏀 Old Health Recreational ground and park 10 minutes walk away.

GYMS -
🏃‍♀️🏋️‍♀️💪🤸‍♀️🚴‍♀️Three gyms 5 minutes or less walk away.
Bannatyne and pump gym around the corner.
