3 Female Lodgers Required (Students or Working)

I am looking for 3 Female Lodgers to rent out the Kingsize Bedroom in my Flat. I am a Male Landlord and I live in Three Bedroom Ground Floor Flat. I am looking to put the Kingsize Room on rent to 3 Female Lodgers. The reason I prefer Female Lodgers is because from experience, previous Male Lodgers have not kept the place clean and have caused me issues.

The Flat is in Romford and is a 15 minute walk to Queens Hospital and a 15 minute walk to Romford Station. Post Code is RM1 2TA.

1 SHARED BATHROOM AND 1 SHARED KITCHEN.

Rent for 3 people will be £1275 per month and £1275 deposit. This is £425 each per month. ALL BILLS INCLUDED.

RENT AND DEPOSIT IS NON NEGOTIABLE.

DEPOSIT IS MANDATORY.

The Room comes with 1 Double Bed, 1 Single Bed, 2 Side Drawers and a Chest Drawer.

I will be providing free WiFi for the Lodgers to use.

I am looking for someone who will NOT cook or eat Fish or Pork inside the property. Fish and Pork will NOT be allowed to be cooked, stored or eaten inside the property. This will be part of the contract. So the Oven and Grill cannot be used to cook or heat Non Veg. Oven and Grill is only for my Veg food. For Non Veg you can use only the Hob on the cooker and Microwave.

Smoking and Alcohol is also not allowed inside the property.

I am also looking for someone who won't bring boys into the Room or Property. Boys will not be allowed inside the Property. This will be part of the contract.

I require someone who keeps the Room and Flat Clean and Tidy at all times. This includes the Bathroom and Kitchen. There will be a cleaning rota to clean Bathroom and Kitchen once per week.

Please note: any damage to the furniture, mattress, wardrobes, equipment, walls or carpets or any spillage or stains on the carpet will be taken out from the final deposit in order to repair, replace or clean. This will be part of the contract.

Minimum length of stay is 6 months. Deposit will be refundable only after minimum 6 months stay. If you leave before 6 months or if you get evicted before 6 months for any breach of contract, then deposit will be Non Refundable. A contract will need to be signed.
