I have a Double room and a Single Room available for rent in my Flat. Photos of both rooms attached.

I am a Male Landlord and I live in a 3 Bedroom Ground Floor Flat. I stay in 1 of the rooms as I am a live in Landlord.

I am looking to put the Double Room on rent to either a Couple or 2 Female Lodgers. Rent will be £950 per month and £950 deposit. ALL BILLS INCLUDED such as Electricity Bill, Gas Bill, WaterBill and Council Tax Bill.

I am looking to put the Single Room on rent to a Female Lodger. Rent will be £500 per month and £500 deposit. ALL BILLS INCLUDED such as Electricity Bill, Gas Bill, WaterBill and Council Tax Bill.

The reason I prefer Female Lodgers is because from experience Male Lodgers have not kept the place clean and have caused me issues.

1 SHARED BATHROOM AND 1 SHARED KITCHEN.

The Double Room comes with 1 Double Bed, 1 Chest Drawer and 2 Wardrobes.

The Single Room comes with 1 Single Bed, 1 Chest Drawer, 1 Dressing Table and 1 Built In Cupboard.

I will be providing WiFi for the Lodgers to use.

The Flat is in Romford and is a 15 minute walk to Romford Station. The station is on the Elizabeth Line so you can get a straight train into Central London which only takes 30 minutes. The Post Code of the Flat is RM1 2TA.

I am looking for someone who will NOT cook or eat Fish or Pork inside the property. Fish and Pork will NOT be allowed to be cooked, stored or eaten inside the property. This will be part of the contract.

Smoking and Alcohol is also not allowed inside the property. This will be part of the contract.

I require someone who will NOT bring boys into the Room or Property. Boys will NOT be allowed inside the property unless it's the person paying rent. This will be part of the contract.

I require someone who keeps the Room and Flat Clean and Tidy at all times. This includes the Bedroom, Bathroom, Kitchen and Hallway. There will also be a cleaning rota. I will do a room inspection once per week to make sure the Room is clean and tidy and hoovered with no clothes, food, drinks or rubbish laying around and no damage has been caused. This will be part of the contract.

Please note: any damage to the furniture, mattress, bed, wardrobes, chest drawers, dressing table, equipment, walls or carpets or any spillage or stains on the carpet will be taken out from the final deposit in order to repair, replace or clean. This will be part of the contract.

Minimum length of stay is 6 months. Deposit will be refundable only after minimum 6 months stay. If you leave before 6 months or if you get evicted before 6 months for any breach of contract, then deposit will be Non Refundable. A contract will need to be signed.
