I have a room available in my house in Walton on the Naze from 12th September onwards, my current tenant who has been very happy living here is moving abroad to look after his elderly family.

My house is located about 2 minutes walk from the beach, and 5 minutes walk to the centre of Walton, where there are various shops including a Tesco, Aldi, Marks and Spencer and several pubs. Also only a couple of minutes walk to the railway station with trains running to Clacton, Colchester and London every hour.

It's a lovely big older property with lots of original features and plenty of character - but also has modern central heating, underfloor heating in the kitchen, wood burner in the front room, and is double glazed, so stays warm and comfortable all year round.

There is a big 25' long kitchen with shared use of fridge, freezer, washing machine and dishwasher - plenty of room - and also a large bathroom with shower above the bath.

There is unlimited wireless broadband in the house, and also decent data signal in the area on most networks.

Parking on the driveway for one car, and also ample unrestricted parking in the road for visitors.

The room I have available is a good sized double, light and airy with real wood floor. It is furnished with a wardrobe, chest of drawers, desk and standard size double bed with good quality mattress.

The advertised rent of £400 per calendar month is for single occupancy and inclusive of bills. I will consider letting the room to a couple, obviously subject to meeting both people, as with any new tenant. The rent for a couple would be £450 per calendar month.

A little about me, I am a semi-professional musician in my late 30s and earn my living from a variety of music festival and performance art type work, as well as carpentry, property maintenance, and the odd bit of making and repairing musical instruments here and there. I've been local to the area for most of my life, and have been co-habiting with lodgers in both my current and previous houses for the last 8 years. I'm very easy going, very accepting of people from all walks of life.
