Single female lodger from late March £470-500

About me:
I'm a 36yo work-from-home professional, single, homeowner. I work 9-5 Monday to Friday. Recently bought this large property with the view that some of my family may need to move in at some point. I'm a sci-fi and action movie loving geek. I like all types of music except jazz. Go to the occasional concert and night out. I like a blast of music while I'm cooking, but I do appreciate quiet time. I am a bit fussy about germs and dirt so looking for someone that will clean up after themselves and do some general housework. I'm also vegetarian and lesbian, so at least looking for allies. You don't need to be either but at least be respectful and we'll be fine. I do have a girlfriend who will stay over sometimes.

As mentioned, you must be able to clean up after yourself and keep your room clean while staying with me. This is my home so I'm looking for someone who sees it as theirs too. Looking for someone I can get along with. I don't mind you coming home late at weekends from a night out, but not someone who parties all nights of the week. Anyone you are dating can only stay over if I agree it. Sorry, but I need to know who is in my house and that I can trust them.

Double bedroom in a maisonnette.
Double bed with 2 drawers underneath and bedding if required.

Shelf storage as shown.
Railing and storage in cupboard.
Shared bathroom next door to room.
Shared kitchen with brand new washing machine, and living room.
Separate W/C.
New windows installed.

Bills included as long as you use a reasonable amount of gas/electric.
Shared garden.
Private parking isn't mine but seems to have common use.
Bus stop outside (4, 4A, 4B 4C, 83, 84), or 10 minutes walk to bus station where you can get any bus. 25 min walk to train station.
Co-op, pub, bakery and Chinese restaurant all within a few minutes walk. Large Tesco 10 minutes walk. Aldi & Asda 25 minute walk.
2 month probationary period to check that we can live together. Or if only a short term stay (under 6 months), I will consider on that basis.
