Description

I travel most of the year so you will pretty much have the flat to yourself for the price of a room. In 2026 I will leave on 10th January until end of March/beg April and will be home for approx 2 weeks before heading off again for summer. I am only ever home 2-3 weeks then gone for several months.

Whilst I am gone, you will be liable for all gas and electricity bills + garden maintenance. If I am at home, we will share the cost. Council Tax (Band B) will be shared throughout year. There is a gardener available to cut grass in the growing seasons - he charges £20 per fortnight.

I use mobile hotspot for internet but happy for you to subscribe to broadband if you wish (fibre already installed, just needs reconnected).

On street free parking

3 minutes walk to bus stop for Express bus to Edinburgh, 15 minutes walk to train station and approx 20 minutes walk to city centre. 5 minutes walk to supermarket, restaurants, post office, pharmacy.

Your room:

South facing overlooking mature gardens, trees (lots of greenery) with black out blind and heavy curtains, double bed with ottoman storage, 2 bedside cabinets with drawers, built in wardrobe with shelf + free-standing double wardrobe, desk/dressing table. There is also a wall-mounted tv bracket for your use if you want to bring a tv.

Bathroom has bath with overhead shower.

Large lounge with 2 big comfortable sofas and feature fire/fireplace, tv with USB option for firestick.

Kitchen has dishwasher, washing machine, fridge, freezer, electric hob and oven and dining table.

The large, mature garden is very private and peaceful with a raised plant bed filled with certified organic soil - perfect for growing veggies.

I have landlord insurance with Scottish Gas which covers heating, electrical and plumbing.

I am a sociable person who also enjoys my own space. I love to cook, especially for others and an ideal social night for me would be cooking a great dinner with nice wine.

I also love a wee party in the garden if I'm ever home during summer.

I'm a big music fan and love a live gig.

I am looking for a friendly and respectful flatmate who will keep the place clean, the garden tidy and won't annoy the neighbours with noise late at night.

Current flatmate leaving 15th December. I'd rather wait until after Christmas for new flatmate to move in but will reconsider for a 'perfect-fit person' if absolutely necessary for you to move in before Christmas
