Presenting a unique opportunity to rent a heavily discounted 1 (2) bedroom flat, with lovely private garden, in Dunfermline. I travel overseas for all but 4-6 weeks per year, returning home for approx 2 weeks at a time (Christmas, spring and very occasionally autumn). I am therefore renting out my 2 bedroom flat as a 1 bedroom accommodation to a tenant who will be happy to flat share with me when I am home. So for approx 46 weeks of the year, it's all yours.

The flat is situated 45 mins from Princes St Edinburgh if travelling by bus (bus stop 2 mins walk). It is approx 15 mins walk to main train station. Within 2 minutes walk there are shops, restaurants, pharmacy and supermarket.

You will be responsible for gas/elect bills and garden maintenance when living there alone. I will pay half of council tax throughout the year (tax band B) and half gas/elect whilst I am home. There is a gardener available who can cut the grass during the summer months for £20 fortnightly. I use mobile hotspot while I am home but fibre fitted and ready for anyone who wishes to subscribe.

Your south facing double bedroom has 2 double wardrobes (one fitted), ottoman under-bedstorage, 2 bedside tables with drawers, a desk and chair, heavy curtains and black-out roman blinds).

The 1st floor flat is spotlessly clean, has gas central heating, double glazing, 2 large sofas and feature marble fireplace/electric fire. It has a large TV which can facilitate a Firestick/Sky etc. Fully equipped kitchen has electric hob and oven, brand new washing machine, dishwasher, fridge, freezer, oak dining table and chairs, kettle, toaster. Bathroom has bath and over-bath shower.

The garden is beautiful, very private, with mature trees and a raised plant bed with certified organic soil so if you're keen to grow your own organic veg, it's perfect!

Parking is permitted on the pavement outside flat on this street (officially exempt from restrictions by Fife Council)

I am a registered Landlord and have Landlord insurance + a separate Landlord's Maintenance Plan with Scottish Gas which covers all heating, plumbing and electrics

I am happy to rent long or short term (3 months minimum) and will only accept a single, professional female who will love the flat and will have respect for our neighbours.

I will be home from 19th December until 10th January so would ideally prefer a rental to start after Christmas but for the perfect tenant, I would be willing to consider an earlier rental if crucial to them (current tenant moves out 15th December). It is looking highly likely in 2026 that I will not return again until the following Christmas but I want to ensure I have the option to do so should any emergencies arise.
