The bedroom has a door with a keyed lock to guarantee your privacy when you are in or out of the property. You will have access to a bathroom with an electric shower that provides a good water flow. The kitchen is spacious, with a table and a large fridge/freezer, thus offering plenty of space to keep your food fresh and/or frozen.

The home is located in a quiet area of East Wemyss, with plenty of parking space on the road and in the parking lot behind the backyard.

East Wemyss is a small village situated between Kirkcaldy and Leven, with good transport links by car or bus.

The A92 for Edinburgh is only 10 minutes away by car, and Kirkcaldy Railway Station is just 15 minutes away, also by car, allowing you to reach Edinburgh in around 40 to 50 minutes, depending on the train.

The local bus stop is less than one minute away, and the Stagecoach bus stop is six minutes away on the main street. These provide access to bus routes to Edinburgh, Kirkcaldy, Leven, and St. Andrews. There is also a dockyard bus from Monday to Thursday for people working at Rosyth. The buses to Victoria Hospital are the Stagecoach numbers 7 and 36.

The Fife Coastal Path (last photo) is just a 12-minute walk away, where you can admire the beautiful Fife coast and enjoy walking in both directions, but the coastal path can be reached in only 6 minutes.

You will be sharing the home with a professional software engineer in their 50s, who is a quiet and tidy person, a non-smoker, and only drinks occasionally.

Appliances:

The kitchen is equipped with a gas hob, electric oven, large Samsung combined fridge/freezer, another freezer, washing machine, kettle, toaster, and I will add a new microwave appliance. The boiler is also in the kitchen and is already a condensing boiler.

Bills:

I can provide broadband included in the bills for contracts of 12 months or more because I personally only use unlimited mobile broadband at home, and adding an internet provider will require me to get a contract with them too. The home is near Mobile Masters; therefore, it has excellent coverage, at least with my provider, O2.

Council tax is included. Electricity and gas bills are also included within fair usage. Examples of unfair usage, but not limited to, include causing high gas consumption by leaving windows open for long periods of time or setting the thermostat temperature to high levels, which increases the boiler load and causes unnecessary and excessive gas consumption. Another example is using your computer for mining cryptocurrencies or the continuous use of any other high electricity consumption device for extended periods, which can lead to unusually high electricity bills.
